After living in a space for quite some time, it’s natural that certain quirks in your home become a part of your daily norm. For instance, that spot in the floor that always creaks or the door that always sticks when the weather changes. These little things that to you, make your house feel more like a home can also be seen as “flaws” to a potential buyer when you’re trying to sell. If not properly taken care of when preparing the home to sell, these flaws begin to add up when prospective buyers are analyzing the price of the property. To help you avoid a potentially sticky situation when you list your home, consider adding some of these common ‘flaws’ to your New Year to-do list.

Small Flaws to Consider Repairing

1. Chipped or scuffed baseboards – A home that gets a lot of heavy foot traffic is subject to some dents and scratches over the years. Take some time to examine every corner of your home to see which areas might need some freshening up with new paint to make sure everything looks as good as new. Potential buyers will appreciate a home that has a fresh appearance and a new coat of paint is an affordable solution.

2.  Ripped window screens – Like all exterior parts of your home, window screens are no exception to wear and tear over time. But things like, bent frames and ripped screens should not be taken lightly. Although it may be a bit of a hassle to replace or repair, it’ll save you from a potential upset with a buyer later on down the line.

3.  Sticky door locks – If you live in a house long enough, you’re bound to run in to a door knob or lock issue. While this may seem like a minor inconvenience to you, it’ll be a red flag to a potential buyer. Faulty or sticky door locks give the appearance of an unsafe home, especially on exterior doors. This is another minor flaw that you’ll definitely want to fix before listing your home.

4. A Small Closest – Having enough storage space is a common concern for most buyers, which means a small closet can be a major turn-off. While there may not be much you can do about the size of the closet itself, you can make it look bigger by removing as much clutter as possible to give the illusion of more space. You may also consider having a professional closet organizer installed to maximize your current space.

5. Damaged fencing – If you’ve noticed your home’s exterior fencing could use some repairs, you may want to consider investing in fixing up potential “holes” in your fence. Curb appeal is huge for making a great first impression on potential buyers and these are usually repairs they don’t want to invest in when purchasing a new home.
